A. Most Class A buildings are located along US Highway 41 near the Fox River Mall. This is the most strategic location since US Highway 41 provides easy access for customers and employees from throughout Northeast Wisconsin. Most companies serving all of Northeast Wisconsin choose to locate in this area.


Q. What is the occupancy rate in Class A office buildings?

A. Occupancy is high and space is generally tight. At this time, there is only about a 5% vacancy factor.


Q. What is the approximate rental rate for Class A space?

A. The rates range between about $13.75 and $16.00 sf/year. Most Class A office space is leased on a a gross rent basis which includes all base year expenses except for janitorial service for the leased premises.


Q. What are typical Tenant Improvement allowances?

A. There are no "typical" allowances. Each deal is negotiated individually and allowances, in part, are based upon length of lease, credit strength, etc. As less space becomes available, allowances also become smaller.
