OK. You have moved into your new condominium in anticipation of
stress-free living. Your fellow owners have elected you to the
Board of Directors that manages your Condominium Association.
Things get off to a good start but, after a few months, the job of
serving on the Board gets to be a time-consuming and sometimes stressful
job. Let's face it. Managing a condominium is getting more and more complex. The new Wisconsin condominium law places even greater demands on volunteer Boards of Directors. Unit owners expect service around the clock. A few owners will always second-guess the Board. Bookkeeping and record keeping standards continue to change. Contracts must be negotiated, workmen supervised and complaints resolved. That's why more and more Condominium Associations are turning to professional real estate management companies to deal with the day-to-day problems of running their Association. A professional manager performs all of those duties that the Board of Directors assigns it to do. Typically, a professional manager prepares budgets, collects dues, does all the accounting, pays the bills, maintains the records, arranges for insurance, obtains bids for routine services such as lawn care and snow removal, supervises contractors, takes calls 24 hours per day, responds to routine maintenance requests, handles complaints and much, much more. A management company does not substitute its judgment for that of the Board of Directors. The Board must continue to set the policy and make decisions on all critical matters. The Board sets the standards, defines what must be done, and the manager carries out the Board's requests. Meerdink & Associates, Inc. manages condominiums throughout the Fox Valley.
